What attracted you to Treadway Ponds?

“Most likely, pricing: What you get for base price compared to national builders. I was looking at new builds with national builders and they were about $300 a sq. foot. I prefer to deal with local builders. They can give you better pricing. They’re about $185 a square foot. I don’t understand it. They use the same 2 x 4s and windows. And you do get a lot for your base price compared to some of your national builders.

What do you like about the design?

It checked most of my boxes on my wishlist – garage, covered patio, those types of things.

Have you been watching your home’s design come to life?

The walls are going up today. Mike (DeAnna) sent me a picture and I stop by on my own once a week on a Sunday when no one’s there.

What are you enjoying most about the building process?

I would say the flexibility that is offered the buyer as far as selections, customized interior – they’ll work with you if it can be done.

What do you say to others who are shopping for a home?

I would say if you are serious, check into Treadway Ponds if you want new build at a reasonable price and a lot of included features like flooring and cabinets. With another builder they would be an upgrade. You do get a lot of bang for your buck.

Becky and Kyle Speicher

Becky and Kyle Speicher are a young professional couple who live in Avon with their two preschool age children. Kyle is a technical team leader for a well-known mortgage company and Becky is a guidance counselor with Avon Schools. They have diligently saved their money to put toward an investment property with the hopes it will someday help to put their children through college.

What attracted you to Treadway Ponds?

“We have been fortunate enough to have the ability to save some money. Our long term plan has been to create some sort of generational wealth and an investment like this is just a safe bet. I also like the way this is a developed family area with parks, walking paths and the lake nearby,” says Kyle.

“I feel comfortable with the builder and the seller and it just has a great price for a new build,” adds Becky.

What do you like about the design?

“It’s a quiet neighborhood, great community safety and no through street. The design is very flexible,” adds Kyle. “You have flexibility with the layout and bedrooms. For the price, that is very unusual. In my business, I don’t usually see this side of a home sale. Seeing it from this angle is very exciting.”

“It’s very flexible,” says Becky. “With different configurations for the two and three bedroom layouts, it is a great option for any buyer. You can use the two bedrooms as bedrooms, but they can also be used as an office or a rec room.”

Have you been watching your home’s design come to life?

“I like seeing it move along. When we first started coming out here it was all mud. Seeing it come to life is very exciting,” says Kyle.

“Things are moving so quickly now that the construction has started, so it is really fun to see how it is changing each time we see it.” – Becky

What are you enjoying most about the building process?

“I have enjoyed being able to select so many custom options including our lot location, building layout, paint, cabinets, additional cement slab with the driveway, etc.” -Becky

What do you say to others who are shopping for a home?

“We have looked at many other properties at this price,” says Becky, “They are all older homes that need $30-50,000 in improvements. You just don’t see this in a new build.”
