New, affordable quality homes starting at $179,000 may sound like a thing of the past.

But at Treadway Ponds, a development of 36 attached cluster homes in Sheffield Lake, $179,000 is the starting point for this new construction opportunity.

“New construction under $200,000 for a two bedroom home and under $250,000 for multiple bedrooms is unheard of in this economy in terms of affordability,” reports developer Mike DeAnna. “At this price range, our thinking is that this is an opportunity for folks who are downsizing to easily get into something new and affordable.”

Treadway Ponds is located at the end of Treadway Blvd. off Lake Road. The popular Amber Oaks restaurant is on the corner of Treadway and Lake Roads. 18 homes on either side of Treadway Ponds are straddled by two large, interconnected ponds. Two other ponds stand at the entry to the development. The ponds will have fountains and be stocked for catch-and-release fishing.

“These homes are designed with affordability in mind,” said Douzos, owner of 5D Construction, LLC, a well-known west shore building and remodeling firm. “The quality is there. I have construction people who have been with me for 25 years, and also suppliers, who know that cost effectiveness and quality is our goal.”

Treadway Ponds, although smaller, is reminiscent of the popular Avenbury Lakes in Avon with its ranch homes, naturalized setting and nearby walking trail. That is no coincidence as DeAnna was the Sales Manager for the Joe Scaletta development back in the 1990’s.

Douzos and DeAnna have worked together for decades. They know the market for Treadway Ponds, “These homes are perfect for the couple who is downsizing, whose current homes are now bigger than what they need,” said DeAnna.
